The initial step in marketing your house is to enter into a Listing Agreement — a contract which commits me as the Real Estate Professional to actively promote your home for a predetermined period of time.
Additionally, it commits you to a pre-established marketing fee that is to be paid upon the successful closure of this sale.
We may also need the following files:
Plan of Survey or Location Certificate
A Survey of your property which outlines the lot size and location of all buildings in addition to details of encroachments from neighbouring properties. This could be necessary in certain areas to complete the selling of your residence. Your legal practitioner may suggest a survey, especially if significant changes have been made to your house.
Property Tax Receipts
Most Listing Agreements require that the current yearly property tax assessments have been revealed.
Few homeowners know the exact balance of the mortgage as it is paid down. You’ll be requested to authorize your mortgage lender to give the amounts required.
Deed or Title Search
This document is a legal description of your property and the proof that you have it.
